PROJECT TIMELINE

  • Client Meeting: Discuss your vision, budget, style preferences, and any specific requirements.
  • Site Analysis: Visit the site to assess orientation, slope, and surrounding environment.
  • Concept Design: Create an initial concept based on the client's needs and the site's attributes. Consider energy efficiency, maximizing space, and local regulations.
  • Pre-lim agreement
  • You may be bringing plans direct to us from another draftsman in which we will still be happy to assist & tender for.

Design & Planning

  • Detailed Design: Refine the concept, incorporating structural elements, spatial planning, and aesthetic details.
  • Council Planning Approval: Prepare documentation for the Development Application (DA) submission to the local council if required. In some cases, a Complying Development Certificate (CDC) may be appropriate, which can streamline approvals.
  • Consultants and Engineers: Engage engineers, surveyors, and potentially other specialists (like bushfire or environmental consultants) to ensure compliance with regulations and site specific challenges.

  • Material and Finish Selection: Working with you to select finishes, fixtures, and materials. This may include kitchen, bathroom, flooring, and exterior finishes that suit your needs.
  • Detailed Cost Estimation: Provide a detailed cost estimate based on selections and design specifications. Adjustments may be made to align with budget constraints.

Contract & Pre-Con

  • Contract Signing: Finalise the building contract, terms of trade, HBCF Insurance & deposit.
  • Construction Certificate (CC): Obtain the Construction Certificate, which alows work to start and confirms compliance with building codes and standards.
  • Site Preparation: Clear and prepare the site, set up temporary facilities, and ensure erosion and sediment controls are in place.

  • Foundations and Framing: Excavate, pour foundations, and build the frame. For coastal sites, we consider structural elements that withstand high winds and salt exposure.
  • Lock-Up Stage: Install roof, walls, windows, and external doors. This stage "locks up" the home, making it weatherproof.
  • Fit-Out and Finishes: Complete internal fit-out, including electrical, plumbing, insulation, wall lining, cabinetry, and flooring.
  • Final Touches: Finalise details like painting, landscaping, and final fixtures.

  • Handover Meeting: Conduct a walkthrough, explaining systems and providing any necessary manuals or warranties.
  • Defects Liability Period: We offer a defects liability period (often six months) where any minor issues can be addressed post-handover.
  • Ongoing Maintenance: We provide maintenance recommendations, especially for coastal elements like cladding, roofing, and fixtures exposed to salt air.
